About Kauffman Associates

Kauffman Associates was incorporated in 1988 and Carole Kauffman, President, has had over 25 years experience in tax-exempt multifamily bond compliance management. We specialize in pre-1986 and post-1986 bonds, and occasionally work with tax-credit properties. We also serve as a third-party monitoring agent for housing authorities and trustees. Currently we handle compliance management for approximately $1.5 billion in real estate assets.

In addition to her tax-exempt work, Carole has had 12 years general multifamily management experience with one of the nation's largest real estate management companies, serving from time to time as either a training director, takeover coordinator, interim on-site manager, district portfolio manager and later as an operational audit manager. Prior to her multifamily experience, she worked as a paralegal dealing with litigation, real estate, and probate law.

To insure quality service, we restrict our management inventory to about 150 apartment communities, and our primary business is on-going compliance management and reporting for medium to large-sized portfolios, however we also work with small companies and investors. Our clients are generally owners and management companies, who find that we can provide compliance services more efficiently and at far less cost than hiring in-house staff. In addition, by having all monthly reports processed through our central office, owners will have their reports prepared and submitted to the agencies in a consistent professional format—all at the same time—and will avoid the performance problems associated with the frequent on-site staff turnover that is unfortunately a natural part of the multifamily management business.

Most new clients are referred to us either by existing clients, banking institutions, or bond counsel. Carole Kauffman is well known within the tax-exempt finance community and has a reputation for accuracy, diligence, and the prompt filing of reports. In addition, because of her multifamily management background, Carole works well with on-site managers to help them understand their particular tax-exempt program and to complete their compliance activities as quickly and efficiently as possible.
